IFDA’s Take a Seat may very well be the design industry’s best-kept secret. Displayed in Scottsdale Fashion Square—Harkins Theatre wing near Thirsty Lion, a gallery space; 16 exhibitors are focused on a national effort to raise money for “Helping Heroes at Home.” Chairs can be viewed from April 19 to May 2, 2018.

The opening event hosted by Mitchell Gold + Bob Williams Scottsdale showroom was well attended by members of the design and furniture manufacturing industries, featuring one-of-a-kind chairs designed by local super talents, including “Masters of the Southwest Award Winner,” architect Nick Tsontakis. 

The two-week show culminates in a black-tie optional evening on May 3 at the Legacy Ballroom. What can attendees expect? An evening focused on auctioning off the chairs to raise money for Military Assistance Mission, a local charity that supports Arizona soldiers and wounded warriors.

Right up to the grand finale of this past Sunday’s sold out Home Tour of Marion Estates, Modern Phoenix has delivered another unforgettable week of modernist design and culture. Among the exciting activities and attractions such as bike tours and DIY workshops, the team behind Modern Phoenix Week also included a number of events more educational in nature, exploring the history and significance of the Modernist movement. One such of these was Dr. Mark Mussari’s talk “The Happening: Verner Panton & the Psychedelic Sixties.” Fittingly hosted in Copenhagen’s showroom, Mussari’s examination of how Panton’s work re-shaped (literally) Modernist architecture and furniture.

Dr. Mussari, author of Danish Modern: Between Art and Design, took the room on a condensed tour of the evolution of the psychedelic aesthetic of the sixties and its relationship with Modernism in Scandinavia. “The drug culture ended up feeding into the dominant culture,” he explained, displaying rows of music posters full of high-saturation colors and winding curves, and it isn’t hard to see the connection between these visuals and hallucinatory experiences.

As iconic as the summer of 1969 was, Mussari jokes “if you can remember it, you probably weren’t there,” and he explains it was that same all-encompassing, almost transcendent experience that Verner Panton sought to create through his furniture. Panton refused to be trapped by the “bourgeois living room,” and set about breaking every rule his contemporaries held regarding how to arrange a space and which colors belonged together in it. His use of psychedelic hues and shapes demonstrated a decided break from the Modernist value of functionality over aesthetic; he designed his pieces to embody the 60s rather than attempt to achieve an impossible, “timeless” ideal.

Panton is perhaps best known for the Panton Chair he designed in 1960, the first single form plastic chair—a feat which wasn’t replicated until 2007. The Panton Chair proved that a chair wasn’t just an object any more, Mussari explained, but also a sensuous thing, one that mimicked the human form. Throughout his career, Panton aimed to eradicate the distance between the object and the observer and immerse them fully in the space; designs such as the Astoria Hotel in 1960 or the Phantasy Landscape in 1968 show how he manipulated both color and form to envelop the viewer in a multi-sensory experience, through what Mussari describes as a “dreamscape of playful shapes.”

 

More than just a lecture, Mussari’s engaging presentation reminded us of an essential aspect of Modern Week: the that we don’t simply stand back and admire Modernist design but continue to think about how it has led us to where we are today and how 21st-century designers can follow in their innovative footsteps.

Ralph Haver and his firm, active from the late 40s to the mid-80s, are responsible for thousands of buildings in the Valley; his “Haverhoods” defined the developing aesthetic of the Phoenix area with their mid-century lines. He was dedicated to providing trendy and affordable family living, with structures that lent themselves easily to adaptation and expansion. That aspect, along with the sharp modernist silhouettes, has fostered a popular revival of his work.

 

One stunning example is the Everston Residence in the Marion Estates neighborhood. It stands out for its rare two-level structure, as well as its beautiful, dramatically sloped roofline. The Everston Residence is also a model illustration of how the parking area can double as a reception space for entertainment, or the “patio-port” concept.

 

Another Haver gem is the Donaldson House. Built on a Town and Country plan in 1957, this home was later expanded by the Woolsey Studio in 2005. The Town and Country tract homes were (and continue to be) attractive for their generous floor plans and customization potential. This particular example has been expertly enhanced by the addition of wall-length windows to enjoy desert views to the back of the house and a remodeled master bathroom.

The poetically named “House of Light” made a splash in its heyday and continues to cut a striking figure today. The House of Light was built by the Ard Hoyt Construction Company as part of a push to promote the use of electricity in a time when natural gas and coal were still the primary power sources; the all-electric home boasts an excessive buffet of electric appliances and specified lights. Although the House of Light and the other all-electric homes proved to be prohibitively expensive and difficult to maintain, what Ard Hoyt did deliver on was an attractive design which harmonized with the desert landscape. 

Towards the end of the reign of Modernism, there is Beadle House 11, from Alfred Newman Beadle in 1963. With the entire foundation and a welcome boardwalk raised on steel posts to accommodate seasonal flooding, this home employs both classic modular design and striking innovation. Beadle House 11 was the family home for many years as Beadle continued to hone his craft and produce his iconic work. The integration with the landscape and the sharp contrast of the concrete and glass panels make for an arresting visual impact.

If you couldn’t make it out to Palm Springs for the retro extravaganza of Modernism Week last month, fear not—you can still get your fix for all things mod much closer to home! Phoenix’s own Modern Week is starting up tomorrow, boasting a slew of events and attractions to delve into. In anticipation, we take a moment to talk with Rachel Simmons, co-founder of Designstein, part of the faculty of Interior Design at Scottsdale Community College, and an active part of the team behind Modern Phoenix Week 2018.

 

For those who have perhaps never heard of or experienced Modern Phoenix Week, what is it all about?

Modern Phoenix week runs from 3/16/18 to 3/25/18. It’s full of workshops, lectures, and architecture showings all relating to modern design and modern design in Phoenix. The two largest events are the free Modern Phoenix Expo and the sold-out Modern Phoenix Home Tour. The Modern Phoenix Expo is a casual half-day event to find out what’s new in modern architecture, interior design, and home renovation in Phoenix. Contemporary artists, interior designers, furniture designers, green builders, realtors, material showrooms, vintage furniture showrooms, accessory dealers, paint manufacturers, and local, historic preservation groups will be hosting exhibitor booths. The Expo will be located at Scottsdale Community College and their outdoor pavilion, Two Waters Circle. The SCC culinary team will be selling street tacos, there are workshops and performances throughout the day. You will find theater students performing a dialogue between Frank Lloyd Wright and his client, Rose Pauson, in SCC’s Amphitheater; Interior Design Program Director, Chuck Cooper, teaching a workshop on hanging macramé planters, and an informative talk on mid-century school architecture and endangered buildings.

What do you think makes Phoenix a unique destination for Modernist design and designers?

Phoenix grew out of the post-World War Two midcentury era. Modern design is an important part of our development and character as a city and a useful tool for examining our past. Buildings of the modern style from the 1950s, 1960s, and early 70s are indicative of where we came from and who we are – a modern city developed by American ingenuity, technological advancement, and the postwar air of optimism. We have one of the largest collections of mid-century modern architecture in the United States and a thriving design community. When Alison King, the founder of Modern Phoenix, began the website and subsequent home tour more than a decade ago, much of our postwar building stock was threatened. The Modern Phoenix community (we call ourselves MoPho’s), have done a lot to preserve modern architecture in the Valley, including sparking the preservation group, Phoenix Postwar Architecture Task Force. Modern Phoenix Week is a celebration and continuation of these efforts.

What draws you personally to Modernist architecture?

I could elaborate on this question all day! The term Modernist is a broad stroke, so let me talk more specifically about Desert Modernism, and the design here, in Phoenix. I believe that true Desert Modernist architecture is built to respond to the site on which its located. Make use of local materials, respect and respond to the sun, and encourage the relaxed, indoor-outdoor lifestyle of living in the Valley. The architecture is at once both its own, living sculpture, and a blank canvas on which the user can paint their desires. Empty, the building should speak to function and architectural expression, but filled with inhabitants and things, it should adapt to its user’s wants and needs. Desert Modernist architecture is design with less— with just the perfect amount of human interference with the land and the building materials.

At least from my outsider’s perspective, it seems that Phoenix Modern Week is an example of how art and design communities are becoming more accessible and open to the public. How do you think the design world has changed in response to this?

Design has definitely become democratized in the Modern era. It began over 100 years ago, but with the advent of the internet and mobile technology (and I hate to say, HGTV), more community members are knowledgeable about design and have access to it. Modern Phoenix Week started with a quaint tour of midcentury homes and has grown into this spectacular event (the home tour sells out in a matter of hours), because people are more interested in design in general, but also in preserving the unique design within their own communities. 

Recently, there’s been a huge resurgence of interest in vintage and retro styles. How do you see that appreciation and nostalgia coming into play in the contemporary design community?

Designers looking for new inspiration always return to past styles. Throughout history, we see a resurgence and reinterpretation of historical design (take Colonial Revival, for example), and I believe midcentury modern is the current trendy vintage grab. This is great for shining a spotlight on some killer vintage architecture, but not good for doing so long-term. I hope that the love of modern doesn’t fade here in Phoenix. Because so much of our architectural history comes from this time period, it makes sense to always nod to it (in some way) as we build for the future, and work to preserve the quality modern design of our past.

What are you most excited to share with the attendees of this year’s Modern Phoenix Week?

I am so excited that SCC has become involved in the Expo and Expo-day events. I think the relationship between the Interior Design program at Scottsdale Community College and Modern Phoenix shows the dedication our community has to increasing awareness of our unique historical design, but also in promoting the designers of the future. We have a strong design community here in Phoenix, members dedicated to our local architectural integrity, and the gathering at the Expo serves as a way to demonstrate that to the public. The Expo event I am most excited about is the performance of Words on Fire at the SCC outdoor Amphitheater on 3/24 at 10:30 am. The author will be there signing books at the event.

Words on Fire: The Letters of Rose Pauson and Frank Lloyd Wright is a one-act play faithfully based on the colorful correspondence between client and architect as documented in the book Building The Pauson House: The Letters of Frank Lloyd Wright and Rose Pauson. The dialogue smolders briskly from passion to animosity with a wit, thoughtfulness and crackling cadence rarely spoken today. Experience the original flame wars, 1940s style!

Palm Springs has been drawing creatives and cultural leaders to its streets for nearing on a century, since its days as a desert retreat for Golden Age Hollywood to its more recent incarnation as a hotbed for art and design of international renown. Events such as Modernism Week and the concurrent Art Palm Springs art fair are potent reminders that there is much more to this city than glamorous resorts. Growing every year, these two showcases combine mid-century style with contemporary innovation and transform the California oasis into a dazzling cultural hub each February.

Gillian Blitch—a Director of the Santa Fe Art Auction and Gerald Peters Gallery—was visiting with Gerald Peters Projects, one of the exhibitors at Art Palm Springs. She observes that an essential part of that draw is the location itself and the all-encompassing experience of the multi-day function. “More and more people are interested in a ‘destination event,’” she says. “It brought designers and artists and collectors and consultants, as well as dealers, from all over the country.” Modernism Week capitalizes on this trend, as well as the popularity of the aesthetics of the 50s and 60s, while also taking a lens to how the Modernist movement continues to impact the creative communities.

“The early Modernists were taking fascinating, groundbreaking steps,” Gillian explains. “How did that incentivize other craftmakers and artists?” Modernism Week and Art Palm Springs gives artists and designers the space to answer that question by “revisiting and exploring those aesthetics in a 21^st century setting.” Artists such as Ed and Andy Moses, who were named Art Palm Springs’ 2018 Artists of the Year, are pioneering examples. Ed Moses was a foundational member of the “Cool School” of artists at the L.A. Ferus Gallery, and was committed to experimentation and abstraction for the entirety of his long, groundbreaking career; the works of his son Andy Moses honor and continue that tradition in a style all his own. Other favorites at the show were Kenton Nelson, whose striking pieces depicting Americana has graced several covers of The New Yorker and is reminiscent of 1930’s American scene painters, American Regionalists, and Mexican Muralists, and Jeremy Thomas, who works in a deft fusion of blue-collar work ethic and sculptural practice. Several of his bright steel ‘objects’ can also be seen at our own Bentley Gallery in Phoenix.

The Artist of the Year award ceremony was simply one of many attractions arranged at the convention center, which saw thousands of visitors during one of Art Palm Springs’ most successful runs to date. A series of “conversations” on special topics were also hosted each day, exploring the inspiration of individual artists as well as the larger creative exchange between the worlds of art and design. After all, as Gillian says, Modernism was never just restricted to a canvas, it was a “trend of thought that affirmed our ability to create, improve and reshape our environment in the context of the newly industrialized world of the early 20th century.” This spirit of reinvention is what continues to draw public attention and acclaim, as each new year boasts exciting trends and styles to discover.

The real estate industry is beginning to boom again. But the landscape is much different than it was at the onslaught of the big bust. For one, there is an overabundance of homes needing long overdue updates competing with new construction. Large estates are no longer as appealing to a now much more cautious buyer desiring a simplified lifestyle. We also have a new buyer on the market, the Millennial. But one of the biggest disruptors in the residential industry was HGTV which catapulted to the forefront of superior programming and subsequent skyrocketing viewership.

Clearly, from the popularity of HGTV shows such as Fixer Upper and Property Brothers, buyers are open to an updatable home. However, the reality is, they have a misconceived notion of the entire home buying process. With an even harder time of visualizing the potential of a home even though it meets most of the criteria for that perfect space.  

We recently assembled a panel of top design professionals, ranging a multitude of design disciplines and backgrounds to fortify real estate agents with an arsenal of tips on how to appeal to residential buyers and close that sale. 

Taking a cue from the popular TV series can be to your benefit. Specifically, prepping the client before they enter the home. Take a moment as you step onto the property to stop from a curb vantage and set the stage of expectation. Explain what they are about to see and why you feel they should keep an open mind to this home. Allowing them to enter the property with the preconceived notion this is the house of their dreams, is a recipe for disaster. 

Set the Stage

Nancy Pierson, Equity Title Agency: Jennifer, as a former HGTV designer and the interior designer on DIY network’s Rescue My Renovation, share with us some of the useful terms and common language that homeowners are used to hearing. What can they say to connect with today’s buyer when showing the potential of a non-updated home?

Jennifer Biffer, Arhaus Biltmore: When I am looking for investment property, I think the key thing is the layout of the home and whether it has good bones, how are the systems of the home and does it need a $50K AC overhaul. The orientation of the home is important and if there is good light in the home. People are looking for a comfortable place to go home and retreat. If the structure and bones are there, then anything can be done with the architecture.

NP: Due to the popularity of HGTV and Chip and Joanna Gaines, some Buyers crave updated and move in ready homes.  Can you give our agents specific examples, including costs per square foot about changes that can be made to a home to bring it closer to that “HGTV” standard?

Joi Prater, Joi Prater Interiors: Everyone is looking for that perfect home. If you can understand the potential a property has, you can help your buyer or client visualize the potential. You have to get beyond what is or isn’t simple cosmetic changes and look for the opportunity in the bones of the home. The walls are the greatest surface area of the room. Something as simple as painting can make a huge difference. The wrong color and finish can throw everything off. Painting is $1 to $2 per square foot. Flooring is a big expense upwards of $5 per square foot. You can come down from that if it is an investment property.  In which case you may want to suggest $1 to $2 per square foot for the flooring. Labor is the same, figure about $7 per square foot. Fixtures can easily be changed such as ceiling fans and door handles. When it comes to a kitchen the simplest thing is to paint your cabinets and change out the countertops. Quartz runs about $1,000 a slab. Probably looking at twice that for fabrication costs.

NP: Joy, your business is staging, what do feel are the key staging tips that bring the most wow to a property?

Joy Hopkins, RoomService:  We are a full-service design company, so we are more than stagers, we have the keen eye of a designer and look to the bones of the home. My background is also as a set designer on film sets so I see every individual space as the potential for a story. Staging should be more than simply decorating a space, it should tell the story of the space. I also follow a 1, 2, 3 methods: 1) light and bright, 2) declutter, and 3) show the bones. We utilize the trends people want and create that feeling that they want to buy and live in that house. That goes a long way because the average home buyer does not understand the blank space.

Create an Experience

NP: Obviously staging of the home is all about creating the desire to be the person that lives in that home. What are some of the furniture trends that you see your Arhaus retail clients gravitating toward?

JB: The client we are seeing at the Arhaus Biltmore wants the clean-lined upholstery. Streamlined, cream fabrics, straight arms, linen fabrics. Keeping it simple and then with the case goods, they really want something more interesting. So, a lot of the artifacts. We repurpose many pieces such as machinery into desks, carved pieces for coffee tables, and decorative panels for the wall.

NP: Lauren your background relies heavily on color interpretation, gray has been the color du jour, is it on the way out? What is the new color palette on the horizon? Do you have any tips on color selection throughout the entire home?

Lauren Rosenberg, LR-ID: If we are talking about selling a house that hasn’t been staged, the vanillas, creams, beiges, grays are still there but they are warmer deeper tones. If we are going to stage a house that’s when we would get into other accents colors, incorporating your deeper grays and greiges. Some of the colors that are big for 2018 are purples. Any shade of purple from an indigo down to a light shade of violet. Also, blues and purples are big in kitchen cabinets. Any shade of mint green, sage green, marigold. All paint companies have different thoughts on what are the current big colors. But almost all agree on a palette of blues, purples, greens, and marigolds. Black is also big for an accent color. When furnishing a home, incorporate bolder colors in the walls, fabrics, and accents.

NP: Millennials are now homebuyers and have very specific tastes. They are interested in design thanks to Pinterest, home shows, and Instagram. What flooring trends and styles do Millennials seem drawn to?

Calee Ranger, Facings of America: It seems like millennials are interested in a minimalist pattern and cement. We have options for cement, but it is not easy to take care of. It requires sealing and a higher maintenance. Porcelain can look like cement as well as come in large format tiles with smaller grout lines, requiring little to no maintenance. Natural stone remains popular, but it requires a lot of maintenance such as sealing to keep it looking new.

NP: Millennials are also interested in sustainability. Joy, you’ve done some creative things with furniture. With repurposing such a popular trend, can you give the agents some ideas to pass on to their clients on cool ways to re-purpose a room or piece of furniture?

JH:  This is my favorite part, it becomes a puzzle with homeowners’ existing furniture. It’s more looking outside the box and seeing what you must work with. The 3 Rs I use are repurpose, repaint, refresh. Often you don’t see headboards in a room. But if you walk around a house you may find a great piece of art, forgotten piece of furniture ready for the donation pile, or an old door.  Add paint in a bold splash of color and you have the perfect headboard. A lot of millennials are looking to find a different kind of home with a bit of spark and personality. Being sustainable is bringing the outside in by using an organic piece of driftwood and natural succulents. Thinking outside the box make a space feel more contemporary.

Be an Advocate

NP: The homebuyer talks about a larger remodel such as adding a bath or updating the kitchen.  These can be expensive if not daunting upgrades for the average homeowner. Besides hiring a designer, how can local businesses best work with them? 

CR: Interior designers are always a great asset if it fits in your budget. You can be minimalistic with their services in getting input. Design consultants are available in showrooms that are available to help with your projects. Also, contractors and architects, if your project warrants are a good source of guidance. It just depends on where you see your project going. When you do elect to work with a professional, make an appointment in advance and let them know what you are interested in. Bring in pictures from Pinterest, Instagram, magazine so they can see what your style is, what you like. I like to ask what your lifestyle is like, that gives me an idea of what types of materials would best you’re your project. We’ll ask you things about your lifestyle. What do you like to do? What types of materials do you like? There are many choices and we are there to help you stay on track.

NP: If a Buyer asks for help with remodeling referrals, what are some options? How does an interior designer charge and besides designing what is one of the key advantages of having a designer on their team?

JP: You can certainly work with an independent designer. There are showrooms you can work with. They will guide you through the process and they generally have a ROC license. The benefit of working with a professional on a project is they are going to save you time and money. They will have access to products you don’t. Every designer charges differently. If you are working with someone it is okay to ask them how they charge. Some charge by the hour, some will give you a set fee, known as a flat fee, which they will define exactly what they will do and you can expect. If you are working on a large contract that requires supervision of plumbing, electrical, tile, cabinets you will generally want to hire a general contractor. What they are going to do is oversee the project and coordinate the project. They are going to be working for you. Interior designers are not general contractors. We are going to have our service and our fee and then the contractor has what they charge. Designers will make sure the right product is delivered, the tile is being laid according to plan, the flooring is the correct flooring and we are going to be your eyes and ears on the project.

More than MLS

NP: Besides design, you also bring to the table publicity experience. What options can you suggest the agents take advantage of to promote their properties. 

LR: It may be the biggest challenge agents face is getting the right people into their projects. Publicity is very real, and it is very credible. Everyone needs a publicist. Your story has to be newsworthy. Think about how you differentiate from other agents and you can stand out as an expert in your field. The press is always looking for content and that press includes bloggers. Both are always looking for good content. A great way to differentiate yourself is to align yourself with like-minded businesses and professionals. For instance, if your ideal client drives a Mercedes or Range Rover, align yourself with those dealerships. If your clients have jets, align yourself with jet companies. Keep your brand moving to the same kind of clientele as you desire.

All in all, the Agency-curated event was a showcase of style from start to finish, a perfect sell for the brand of luxury that goes hand in hand with penthouse living.
